(in BC, Canada) I have a friend who has agreed to additional rent for the use of an existing patio for additional seating at her restaurant. However, the city has deemed this space unusable, as the fire exit for an upstairs tenant lets out onto this patio, and the patio lacks the necessary foodsafe facilities (Ie. a water fixture, proper lighting, etc). The building owners neglected to mention these things when the agreement was made, but now expects my friend to still pay for this space. Is this agreement still valid?

It’s not cut and dry, but it seems to me that there was a reasonable expectation that said space would be usable for seating. I would think a lot hinges on what the contract says about the space.
I would expect that it would be the restaurant’s responsibility to install whatever plumbing or fixtures are necessary for its business. However, it would be unreasonable for the restaurant to re-route a fire escape to make the area usable.

I am currently renting an office suite in Florida, and am looking to relocate. I informed the manager of the property today that I would be looking to leave for January, and was informed that I was required to give 60 days written notice. This was never told to me, or pointed out during the signing of the lease. The lease expires on 12/31/2008. What are the legal ramifications if i choose to leave for 1/1/2009? Can they bring me to court or keep my security, even though the lease is up?

I plan to open a store in a rural area in California;
If I wanted a 30 by 30 foot show room then including storage ranging 1300 sq ft total; What is a good guess .. Price per square foot AND total?!
(again this is just for a class so it does not need to be exact I just need to get the idea)

Clients will get to wrap my whole truck with their advertisment.I will drive by or park in areas with lots of people,at the right times of day/night.I can also provide a sampling sevice.(giving out samples of the clients products,tee shirts,caps etc.) And do you know anyone who might benefit from this service?

the monthly rent.. I’m sure I will lose the deposit. However, do you think the property manager will come after me for the equivalent of the next 3 years of rent? I’m sure it will at least kill my credit right?

Without going into tons of detail, I have a home-based daycare and birth services business, my house is getting too crowded w/ my husband now working from home, is renting an apartment to use for home business an option, considering all zoning laws, etc, (assuming of course I found a landlord okay with it)??

i have heard before that with your apartment/home, your monthly rent should be one weeks paycheck. ($500/month rent= you make $500/week at your job) –so, is it the same for a small start-up business? if you make $1,000/week can you afford $1,000/month rent?

I run a dry cleaners and which has a decent amount of equipment to move, and not to mention, the possibilty of all that dust getting on the clean clothes. Do landlords, compensate the tenant in anyway? Can the tenant demand to not pay any rent during the construction? Can the tenant really do anything?
